The number of home sales decreased by 8.2% year-on-year in November, reaching 58,942 transactions. Meanwhile, the average price per square meter was 1,570 euros, up 1.2% compared to November 2021, according to data from the General Council of Notaries published this Thursday.
By type of property, sales of apartments fell by 7.5% year-on-year, totaling 44,796 units, while sales of single-family homes decreased by 10.4% year-on-year, amounting to 14,146 units. Apartment prices increased by 0.6% in November compared to the same month in 2021, reaching 1,747 euros per square meter. The price of single-family homes averaged 1,264 euros per square meter, up 2.5%.
By autonomous community, home sales declined in 15 of them year-on-year, with only Extremadura (+1.5%) and Castilla y León (+1.3%) showing increases. Among the most significant decreases were Navarra (-37.4%), La Rioja (-30.4%), Cantabria (-22.9%), Asturias (-16.9%), Baleares (-16.7%), and Castilla-La Mancha (-15.5%). Nationally, the average price per square meter increased by 1.2% year-on-year in November. Prices rose in eleven communities and fell in six, primarily in La Rioja (-9.4%) and Castilla-La Mancha (-7%). The largest price increases were recorded in Cantabria (+19%), Canarias (+13.4%), and Madrid (+10.9%).
Meanwhile, the number of mortgage loans for home purchases fell by 8.5% year-on-year in November, totaling 28,391 transactions. The average amount of these loans remained stable at 147,833 euros. The percentage of home purchases financed by mortgage loans was 48.2% in November. Additionally, for these financed purchases, the loan amount covered, on average, 71.8% of the price.
By autonomous community, mortgage loans for home purchases only increased in Comunidad Valenciana (+0.8% year-on-year) and fell in the rest of the regions, particularly in Navarra (-28.3%), Murcia (-24.1%), and La Rioja (-18.6%).
